What are the current building permits in Florida?
Florida’s Statewide Building Code establishes several roofing requirements to reduce property damage. Statute 553.844 details requirements for installing gable-end bracing, adding secondary water barriers, connecting roofs to walls, repairing roof-deck attachments and fasteners, and enhancing opening protections.
It also establishes a 25% rule for residential and commercial properties. This rule means that if your roof damage accounts for 25% or more of the entire roof within a year, you should replace the whole roof to meet the roof codes. However, this rule only applies to properties built before March 1, 2009.
Properties built after that are covered by Senate Bill D-4, which states that, as long as the rest of the roof complies with the Florida Building Code of 2007, it only needs repairing. The building code also states that all roof projects must adhere to the state code, and significant repairs and replacements require a building permit before starting.
Although statewide requirements exist, each local jurisdiction sets its standards, which may differ from the state requirements. Thus, it is vital to understand and ensure that any roofing work you plan to do complies with the local roofing regulations in your area.
Can I get a roofing permit by myself?
As a home or business owner, obtaining building permits without third parties is legally possible if you’re considering doing the job by yourself. Though it can vary from county to county, the process to obtain a permit usually includes:
- Download the application form(s): You can get these on your city’s webpage, although you would want to check out the required documents first, as different roofing permits may require different information. Sometimes, they may ask you to attach your tax statement, proof of ownership, and drawing plans for the work.
- Identify the type of permit you need to request: This is crucial as a wrong request can delay the start date of your roofing project and may frustrate you. It can vary, but usually, when erecting a new structure, you’ll need a building permit. Meanwhile, renovating a roof can require just a roofing permit. In some instances, you may also need to comply with local zoning regulations when building.
- Submit the form to your city’s building department: You can do it in person, via email, or, in some counties, through an official online platform designed for it. You’ll usually need to pay the required fees when submitting your roofing permit application.
If you don’t wish to trouble yourself by pulling an all-nighter to read your city’s building code, licensed roofing contractors such as Atlantic Roofing can help you obtain the required permits to start your roof repairs or replacement. However, although these companies can get the roofing permit on your behalf, it is always best for owners to ensure they have obtained the permits and that their work complies with all the local requirements.
